YYC Global Logistics Park, Phases 1-4
Partnering with Ascendant Capital, we delivered a four-phase industrial development that now anchors one of Calgary’s busiest logistics corridors. Spanning 888,875 sq. ft., this multi-year program included seven buildings, multiple truck courts, and full site development across Aero Drive and Aero Way NE.
Each phase brought its own scale and complexity:
Phase 1: Two buildings totaling 227,825 sq. ft.
Phase 2: One warehouse at 121,165 sq. ft.
Phase 3: Two buildings totaling 225,970 sq. ft., complete with a central truck parking court
Phase 4: Two buildings totaling 313,915 sq. ft., plus additional truck parking and extensive civil work
Across all phases, we coordinated partial-height precast construction with IMP above, executed under a hybrid Design-Build model with full open-book accounting. Ensuring alignment, transparency, and consistent delivery.
One of the standout achievements came during Phase 4, where our teams completed all slab-on-grade pours, exterior finishes, and site paving ahead of winter, protecting both schedule and cost for our client. This required precise sequencing, strong trade coordination, and the kind of proactive planning that defines our partnership with Ascendant Capital.
Throughout the entire program, Multivista timelapse technology provided real-time progress updates, giving Ascendant Capital full visibility even while working abroad.
This project represents what long-term collaboration can accomplish. Four phases, seven buildings, and a logistics hub built to support the growing needs of Western Canada.

“The Elan team approaches every project from a partner mentality. They have an overarching, holistic knowledge of construction, and are creative with respect to value engineering. I would recommend Elan to any of my colleagues because I have been successful in developing budgets with Elan that work, and my projects have always been completed on schedule and under budget.”
